Home repairs: roofing, plumbing, windows and foundations
Major home repairs are expensive and hard to judge from the outside. A clear process for getting quotes protects you from overpaying and from poor work.
Get at least three written quotes
Ask each contractor to quote the same scope of work in writing, listing materials, labor, permits, cleanup and timeline. Very low quotes often leave out items that are added later.
What to check before hiring
- License and insurance (ask for certificates and confirm them)
- Reviews and references from recent jobs
- Who pulls the permits
- Warranty on materials and on workmanship
- Payment schedule tied to completed stages
Roofing
Ask whether the quote is for a repair, an overlay or a full tear-off, and which underlayment and ventilation are included. Check what the shingle manufacturer’s warranty requires.
Plumbing
For emergencies, ask about call-out fees and hourly rates before the plumber arrives. Know where your main water shutoff valve is.
Windows
Compare energy ratings, frame material and installation method. Full-frame replacement costs more than insert replacement but can fix rotted frames.
Foundations
Cracks, sticking doors and sloping floors can have several causes. A structural engineer’s independent assessment before hiring a repair company helps you avoid unnecessary work.
Warning signs
Pressure to sign the same day, large cash deposits, no written contract, or door-to-door offers after a storm.
